Audley Retirement Villages
Income strip (long term sale and leaseback with a £1 buy back option at the end)
Audley were looking to acquire additional sites to expand the number of retirement villages they own. We looked at the performance of stabilised and stabilising sites and built a portfolio that could be funded via a long lease with an option to buy the freehold back for £1 at the end of the lease.

Advised and executed:

- deal structuring to reflect accounting requirements, legislation regarding enfranchisement and market demand
- complex deal with high quality assets in different stages of maturity
- introducing investors to a relatively nascent sector in the UK

Bank of America
Sale and partial leaseback
Having occupied this site in Bromley for over 40 years, Bank of America were no longer using the full footprint of the building. We advised and executed a sale of the building to an office investor and simultaneously entered into a lease of part to consolidate their occupation into the lower four floors. Partial leasebacks are highly complex transactions that require extensive experience to execute.Â
